03 — The Project

A vacant 3-story building on 2.8 acres, transformed into a vibrant 200-unit Class B+ community.

BOSFA Properties is adding two floors to the existing 3-story, 120-unit structure and renovating it with new hallways, mechanicals, kitchens, bathrooms, landscaping and parking, saving significant time and money versus ground-up development. The project received approval for economic incentives from the Town of Hempstead Industrial Development Agency in September 2023, and the Village of Freeport is working in tandem with BOSFA to entitle the asset.

06 — Progress on the Ground

Demolition is complete. Foundations are in. The structure is rising.

As of spring 2026 demolition of the existing structure is complete, the foundation permit is in place and the helical piles are installed. Foundation walls and elevator pits are being poured, the building permit application has been filed, and superstructure construction follows. Construction is projected to run about 21 months, targeting a certificate of occupancy in the first quarter of 2028, with units designated for veterans, seniors and families.

Mayor Robert Kennedy of Freeport joins the BOSFA Properties team on site to walk through the demolition and foundation progress, and to share the vision for this 200-unit, multi-generational community.

Daniel Goldstein

Daniel began his career in 1981 as an electrician, working in both the construction and electrical fields. In 1992 he founded an import and manufacturing company in Israel that grew to number three in sales in its category before it was sold in 1998, while he managed his family's rental and sales portfolio in Israel.

In 2010 Daniel joined E&M Management, a prominent New York real estate company operating over 12,000 units, working on the acquisition, rehabilitation and repositioning of a portfolio of over 3,400 apartments. He and his son Aron then started BOSFA Properties, focused on the Long Island metro area. Daniel served as a volunteer firefighter and Captain with the Meadowmere Park Fire Department and as a Village of Lawrence Trustee for over four years.

Benjamin Diehl

Benjamin manages a portfolio encompassing over 2 million square feet of development space. His journey at BOSFA began on the leasing and management team before his passion for architecture and development led him into his current role, where he plays a pivotal part in every stage of the development process, from acquisition to construction.

With a Bachelor's degree in Architecture from Virginia Tech, Benjamin brings a blend of design expertise and project management to the team.
